Our Service Options

Our dedicated Property Manager will provide the following services for your property.:

NO UP-FRONT FEES: Payment for all of our services is due upon tenant moving in.

Lease Only Clients

This option includes the following professional services:

  • Perform a Market Survey to determine the Fair Market Rent value of your property
  • Conduct an initial Property Inspection and provide recommendations to make your property Rent Ready
  • Take pictures and create Marketing Ads
  • Post “For Lease” signs at the property (subject to HOA guidelines)
  • Market your property on the Internet using the most current and effective marketing tools and sites.
  • Market your property to our extensive database and Realtor network
  • Show your property to prospects — 7 days a week
  • Processing applications
  • Thorough Applicant Screening to include; Employment History, Credit Check, Rent History, Eviction Search, Criminal Background Check and Megan’s Law
  • Conduct a Home Visit of applicants current residence
  • Prepare & Execute Lease
  • Collect all Move-In Deposits

Fee for this service is ½ of one full month’s rent (minimum of $1,000). Once your tenant moves in we turnover our file, security deposit and initial rent to you.

Multiple Listing Service

This service provides you all the benefits of “Leasing Only Clients” plus full exposure on the Multiple Listing Service (MLS). Fee for this service is 2.5% of one full years lease amount, in addition to the “Lease Only Client” fee. This is paid only if another agent brings the tenant. If we bring the tenant this fee is not charged.

Full Service Property Management

This option includes the following services:

  • Perform Move-In & Move-Out inspections
  • Collect rent and make monthly owner distributions
  • Create an Operating Budget
  • Conduct periodic inspections of your property (minimum 1 per year) to insure full lease compliance
  • Manage maintenance request and facilitate necessary repairs
  • Manage and Facilitate ongoing Preventative Maintenance – when necessary
  • Manage and Facilitate major repairs and upgrades – at your request
  • Facilitate the Eviction Process — prepare and serve legal notices, make court appearances and facilitate Lock-Out procedures when necessary

Fees for this service are a $399.00 one-time marketing fee plus 6% of the Gross Monthly Rent collected monthly.
